The Challenge

Understanding the root cause of damp and mould is often difficult. Traditional inspections provide only a snapshot of conditions within a property and can be heavily influenced by weather, occupancy patterns, and seasonal variations. Surveyors typically rely on spot measurements using hygrometers and thermometers, making it challenging to establish long-term trends or identify recurring issues.
Without continuous monitoring, housing providers may struggle to distinguish between structural issues and environmental conditions such as condensation, resulting in delayed interventions and increased maintenance costs.
The Solution
MuirCroft Housing Association partnered with Cherry & White and deployed a network of MultiTech environmental sensors throughout selected properties.
The solution continuously monitored key environmental factors associated with damp and mould development, including:
- Temperature
- Relative Humidity
- Indoor Environmental Conditions
- Long-Term Occupancy Trends
Sensor data was transmitted through a secure LoRaWAN® network, providing property managers with ongoing visibility of conditions inside each property.
By collecting data around the clock, MuirCroft could identify properties at risk of condensation and mould growth long before visible signs appeared. This allowed maintenance teams to prioritise interventions, engage with tenants, and implement preventative measures before issues escalated.
